The Villa

18th century style with modern amenities and services

Villa Vianci is an 18th-century Tuscan villa with grand proportions, inviting common areas, and a practical layout for large families and groups, set on a private hilltop between Florence and Siena. The ground floor gathers the main living spaces around a bright entrance, while the first floor features six air-conditioned bedrooms and a sitting room with a small balcony overlooking Monteriggioni.  Outdoors, a private pool and garden complete the experience.

Ground floor

The ground floor is the villa’s main living area, built around a large, airy entrance and an easy, intuitive layout. From here, the dining room is on the left, the main hall on the right, and the fully equipped self-catering kitchen includes a convenient independent back door to the rear of the house and the outdoor steps up toward the pool area. The hall doubles as the villa’s main sitting space, furnished with multiple sofas for reading and conversation, and it opens directly onto the gazebo on the Lemon Terrace, a shaded outdoor corner for long lunches and slow evenings. Thanks to the villa’s thick stone walls, high ceilings and natural ventilation, the ground floor generally remains pleasant in summer. Air conditioning is provided in the ground-floor bedroom.

First floor

The first floor is the villa’s main sleeping area, designed for quiet rest and privacy, with air conditioning throughout. A relaxed sitting room at the center connects the bedrooms and opens onto a small balcony with views toward Monteriggioni, perfect for a calm moment at the start or end of the day.
The layout works smoothly for groups: five bedrooms have en-suite bathrooms, while Bedrooms 5 and 6 share one bathroom with shower. Bedroom 1 is the master with a king bed and an en-suite with bathtub and shower; Bedroom 2 offers a queen bed with an en-suite shower room. Bedrooms 3 and 4 are double rooms with en-suite showers, and Bedrooms 5 and 6 have twin beds that can be joined on request for added flexibility.

Outdoors

Outdoors, the villa is arranged around a few simple, much-loved areas for summer living. The Lemon Terrace features the gazebo and a large table where the whole group can dine together in the shade. Near the kitchen, a dedicated barbecue area makes outdoor meals easy, using a portable grill. From the kitchen, you step out to the rear of the house and go up the outdoor steps to reach the pool area: a private, fenced 5×10 m pool (depth 1.20–1.40 m) with sun loungers, umbrellas, and a comfortable rattan lounge set with table and sofas, plus a cold outdoor shower. The grounds also include a romantic holm oak grove, and there is ample private parking on-site.
